El Sereno Corte: A neighborhood with roots going back to the 1930s, when developers split many of the original lots to attract more buyers. Lots tend to be smaller (often under 5,000 square feet), but the neighborhood maintains a high resale rate and strong per-square-foot values. It's walkable to downtown and full of character.
Cordes: Perched in the northern section of town near the Belmont border, Cordes has some of the oldest and most historic homes in San Carlos. It's surprisingly close to downtown restaurants and offers some of the best views in the city. Part of the Carlmont High School boundary.
Beverly Terrace: Hilly terrain with sweeping views of the Bay or the western hills. Larger lots than you'll find closer to downtown, but the trade-off is distance from Laurel Street. Adjacent to Highland Park and close to Highway 280 for commuters heading south.
Alder Manor: Tucked into the southwestern corner of San Carlos, this neighborhood is centered around the 57 undeveloped acres of Eaton Park. Many homes here have Redwood City addresses and fall within the Redwood City School District (not San Carlos). The upside: significantly larger parcels and less buyer competition. Eaton Park offers a challenging hike with rewarding Bay views.
Most housing in San Carlos is single-family homes, ranging from pre-war cottages to mid-century ranches to modern rebuilds. Downtown and areas near Laurel Street also have condominiums and small apartment buildings, including Mediterranean Revival-style developments. Homes on the flats tend to have more modest footprints, while hillside properties can be considerably larger.
