What an ideal realtor should be! After going through a couple of purchases and sales in the last few years, our experience with Bob tops all other agents we've dealt with. We would highly recommend Bob for not just San Carlos but also other cities in the Peninsula. He is extremely knowledgeable, honest and diligent. He also provides excellent customer service and responds very quickly.
Bob is honest and diligent. When we first looked to buy a home a San Carlos, Bob would do his due diligence on homes we showed the most interest in, and he would even call the home inspectors directly to ask questions. Most buying agents would not do this much work because it might be a waste of time if the buyers decided not to make an offer. Bob would even discourage us from making an offer if he thought the house had major issues or we would be spending too much money upgrading the house. We know Bob is a busy agent so we were pleasantly surprised by his effort on homes that did not qualify for us. In contrast, we find many agents follow the mantra: "ABC: always be closing".
We eventually decided to move from San Carlos to another city and picked a "local" agent for our buying decision. A big mistake! Even after we made our home purchase with another agent, we relied on Bob for references on painting and flooring contractors for the new home. We found Bob to be very fast in responding to all our questions. We usually got email responses from Bob within an hour.
When we decided to sell our home in San Carlos, we interviewed several agents. Bob immediately stood out to us after our first meeting because he was the least "salesy" of the agents we talked to. He was not only the most knowledgeable but also spoke in a straightforward manner. Bob came to our meeting prepared with an information packet he personalized for us. Some agents either showed up with nothing or brought some disorganized MLS sheet that just came off their printers.
Bob told us he'd market our house with the same approach as he would for more expensive homes. While most homeowners like to hear prospective agents estimate home prices as high as possible, Bob did not shy away from giving us an honest opinion based on current market conditions. We found Bob's honesty refreshing. During our sales process, Bob kept us up-to-date so we didn't feel out of the loop. Due to his legal background, he was able to explain all the items in the contracts in layman terms and the whole process went extremely smoothly.
We have been pleasantly surprised by all our dealings with Bob. Had we met him earlier, we would have gone with him for all our transactions and saved ourselves the frustration. He genuinely looks out for his clients.
My husband and I recently sold our old house in San Carlos and bought a new one in San Mateo. We worked with Bob Bredel from Sotheby's on both sides of the deal and would recommend him HIGHLY. While he's known as a San Carlos Real Estate Specialist (and he is! - check out his blog at SanCarlosBlog.com), he knows the entire Peninsula very well and was knowledgeable about the neighborhoods we were considering in San Mateo as well.
Bob is professional, kind, patient, savvy, a shrewd negotiator (he practiced as an attorney prior to real estate), practical, clever, thoughtful and a family man who will be very understanding of your life (I was 8+ months pregnant with #2 when we did these transactions with him)! He's well respected by his fellow Realtors on the Peninsula, which helps a ton both in searching for off-market houses and during negotiations. I really can't say enough good things about him.

If you ever wanted to find the 'unicorn' of real estate agents, you need to work with Bob Bredel. He knows more about the in's and out's of real estate and the Silicon Valley market, specifically San Carlos, better than anyone- hands down. He is a consummate professional and helped us expertly navigate the entire house buying process over an exhaustive search in an incredibly hot market. We were able to buy the house of our dreams and we owe it 100% to him. The house we purchased had 24 disclosure packages out and 12 offers. Truthfully, we doubt we were even the highest offer but Bob's excellent reputation in the area and our rock-solid lender (Bob's recommendation) likely made the seller's agent choose us amongst all the offers. We still feel the need to pinch ourselves that we will be getting the keys to our new home on Monday! Honestly, we have worked with realtors in the past and they have been flakey, less-than-professional, and have seemed annoyed with our questions or too disinterested to bother. Bob is a lawyer by education and it shows is his meticulousness and utter professionalism. He is engaged with prospective buyers (and sellers, I am certain) through every step of the process and is truly the best realtor my husband and I have ever come across and we have bought and sold several homes. We feel honored to have worked with Bob and will ABSOLUTELY recommend him to all of our friends!
First off, just let me be very clear that Bob exceed our expectations in every single way, which is no small accomplishment, as I have been told I am pretty demanding. I tried to pick out one or two of Bob's most outstanding qualities, but the fact is, Bob is outstanding in all areas! From always being available and responding within minutes, to helping prioritize what decisions need to be made when, to providing relevant fact based data to help guide our decisions, Bob just had all the answers.
Most importantly, Bob is not afraid of trying to make the impossible happen, because that is what he did for us. Specifically, Bob helped us sell our home off market for the price we wanted in under 48 hours, with a contingency on the purchase of a new home. Here is how our transaction went:
1) Saturday Night - We called Bob after finding the home we wanted to purchase.
2) Sunday Morning - The house is shown off market to 6 interested parties.
3) Monday Afternoon - We accepted an offer on our home.
4) Wednesday - Our purchase offer is accepted.
5) 21 days later we closed escrow on the sale of our existing home.
6) 23 days later we closed escrow on the purchase of our new home.
What makes this so incredible is Bob's advice on how to purchase the home we wanted to buy. The whole transaction was based on a strict set of parameters and timing to make it work which were all dependent on the new home purchase process. Bob's guidance and innovative out of the box ideas on how to approach the purchase were what was needed to get the transaction completed.
In addition to his sale and purchase expertise, Bob is a full service broker with an amazingly competent staff and a great network of service providers, the broker he referred us was just as outstanding.
Obviously, we can't say enough about Bob and highly recommend him, you will not be sorry.
We love Bob! He helped us purchase a house and dealt with all my questions and emotions during the process (on top of buying a house, I was pregnant... ). He's a great communicator, uses technology well (text and email) and got us our house in a very competitive process. Would not hesitate to recommend him for the San Carlos neighborhoods and he's been very helpful since then with recommendations for plumbers, handymen, etc.
